However, if you do not want the situation to be involved with law or you have no time to be spending in filing a case you can simply reason out to your tenants. Understand them and let them understand your side as well. A good talk is sometimes the only key in resolving issues and to not further make it big.

See if it has bad records from previous landlords before. Best of all, it can pay the rent under all circumstances.
